The usual rental contract is one-year (renewable).
And the landowner usually requests the payment
of the 2-month advance rental and 2 month
assurance deposit upon contracting. Some
owners may request the advance payment of
1-year rental. And in this case, 10% discount
is commonly applied for the rental payment.

The Real Estate Market
Although the real estate price in the Philippines
increased abruptly in the middle of 1990
and the market is very active during that
period, the condition became sluggish after
this boom. Ramos regime succeeded in the
invitation of various foreign investments,
leading to the significant economic growth.
Now the Philippines do not suffer a big damage
by the monetary crisis in Asian countries
compared with other countries in the region.
And its economic growth rate is nearing to
the level of other ASEAN countries. The further
growth is expected under the government of
President Gloria Macapagal Arroyo.
